Maharashtra Real Estate Regulatory Authority (MahaRERA) has approved 435 housing projects with an estimated investment value of ₹23,719 crore ahead of the festive season. The projects together include 32,981 apartments, adding a substantial volume of homes to the state’s development pipeline.
The approvals indicate the scale of residential construction being planned across Maharashtra at a time when festive-season activity is expected to support interest in home purchases. The figures cover newly approved projects; separate decisions on project extensions and corrections were also reported on October 23.
435 Projects Add 32,981 Apartments to the Approval Pipeline
The 435 approvals represent a significant pipeline of new housing development, with 32,981 apartments across the projects. The estimated ₹23,719 crore investment value reflects the scale of the developments, rather than the value of homes sold or completed.
Project approval or registration should not be taken as confirmation that a development is ready for occupation. Buyers considering a home should review the project’s MahaRERA registration information, check the approved details and confirm the current completion timeline before booking.
Mumbai Metropolitan Region and Pune Lead the Regional Breakdown
The Mumbai Metropolitan Region (MMR) accounted for 201 newly registered projects, the largest share in the reported regional breakdown. Pune followed with 140 projects. Together, the two areas make up 341 of the 435 approvals, with the remaining projects located in other parts of Maharashtra.
The concentration in MMR and Pune highlights the role of these major urban markets in the state’s residential development pipeline. However, the figures describe project registrations, not the number of homes already completed, sold or available for immediate possession.
Extensions and Corrections Were Also Approved on October 23
Alongside the new project approvals, MahaRERA approved deadline extensions for 210 projects and corrections to 609 existing projects on October 23. These are separate actions from the registration of the 435 new housing projects.
An extension concerns a project’s approved timeline, while a correction updates information in an existing project record. Homebuyers should therefore check the specific project entry and its latest approved completion date rather than relying only on general approval totals.
What the Approvals May Signal for Festive-Season Housing Activity
The number of approvals and the combined investment estimate point to expectations of continued residential development and market activity during the festive season. The scale of the pipeline is notable, particularly in MMR and Pune, but approvals alone do not establish demand, sales performance or delivery outcomes.
For prospective buyers, the practical takeaway is to assess each project individually. Check its MahaRERA registration details, review any recorded timeline changes and confirm that the information matches what the developer is offering before making a booking decision.
